Assess the asset & its income
Review rent, vacancy, operating costs and upcoming investment. Make risks visible and test which assumptions support the purchase price.
I support owners and investors with the purchase, sale and financing of investment property. The focus is how the asset, its income and your next use of capital fit together.

For investment-property owners, apartment-building buyers and investors who want an experienced commercial counterpart for financing or reinvestment decisions.
Review rent, vacancy, operating costs and upcoming investment. Make risks visible and test which assumptions support the purchase price.
Bring equity, leverage and debt service together. Structure the information for financing discussions and assess price and terms from an owner’s perspective.
Deduct debt, entered costs and a tax budget from a possible sale price. Compare the capital released with a liquidity reserve and a new investment scenario.
These documents help with a detailed assessment. For an initial conversation, a short description of your plans is enough.
The original purchase price does not tell you what your capital could achieve today. Compare current income with the potential net sale proceeds, accounting for costs, taxes, investment needs and the risks of a new asset.
Loan size and purchase price are only part of the equation. What remains after interest, amortisation and necessary investment? What happens under vacancy or higher interest rates? The bank assesses valuation and affordability using its own criteria.
The answer depends on buyer status, residence, control of the company and the property’s use. Residential property and commercial premises are treated differently. A Swiss company alone does not create an exemption from Lex Koller; the competent authority determines permit questions.
Clarify whether the priority is income, liquidity, a sale or a new investment.
Compare financing, ongoing cash flow and alternatives using transparent assumptions.
Within the agreed scope, I support purchase, sale and financing discussions. Technical condition, law and tax are reviewed by the relevant specialists.
Scope, responsibilities and fees are agreed before the mandate begins. Legal, tax and other specialist reviews are included as appropriate to the project.
Model a sale through to available capital. Then assess reinvestment or switch to the purchase and financing view.

My focus is commercial support for the owner or investor: financing, negotiation and use of capital. A traditional property-marketing mandate is not the standard service. Specific tasks are agreed in advance.
I consider the financial implications of investment and development options. Technical inspections, condition surveys and renovation planning belong with qualified building professionals.
No. It makes your assumptions and their effects visible. Actual income, prices, financing, taxes and costs can differ. It does not replace a lending decision or an independent valuation.
